Panama City Airport - HALTED!!!

It's a sad day in Bay County...

A federal judge in New York issued an order Thursday afternoon temporarily blocking construction of the new Panama City-Bay County International Airport, said an attorney representing a local pilot’s organization opposed to the project.

In my opinion, it's a shame that the selfish agendas of so few are able to stand in the way of progress for businesses and residents of an area that deserve economic growth and prosperity.

Panama City Florida, long known as a popular tourist destination, has been awaiting this airport for many years. This move by a federal court judge has the potential to eliminate the expected growth and economic opportunities the new International Airport promised for Bay County Florida.

If the organization known as Friends of PFN (the airports 3 letter FAA designation) a local pilot’s organization, are successful in blocking the construction of the new International Airport, Bay County and the surrounding area may very well see property values plummit, businesses deteriorate, tourism fall to nothing and the area fall into decay and disarray and has the potential to be devastating to the local economy!

It is my opinion, that the Friends of PFN are not friends of Bay County. By attempting to bring an end to the construction of the International Airport for their own self indulgent agendas for the area they have continuously demonstrated their lack of interest in the areas economic well being and future growth.

Claiming that expansion of the existing airport is a more lucrative project, the "Friends of PFN" have been against the movement of the new airport from the beginning.

I find it interesting that these so called "Friends of PFN" and their lawyers appealed to a federal judge in New York City, to further their attempts at stopping the areas ecomonic growth. How is it possible that a judge in New York who knows nothing about the economy, business interests or environmental impacts of the State of Florida can interject a decision at this late stage! Perhaps it is because every lawsuit and attempt by the so called Friends of PFN to stop the airport in Florida was unsuccessful!

The airport was due to begin construction TODAY!

The federal, state and local goverments having all researched the ecological and economical impact the new airport would have on the Bay County and surrounding area have previously given the approval and additional financial backing to move the project forward. But these so called "Friends of PFN" have continued attempts to block the airport at every milestone.


Enough is enough!

"Friends of PFN", you're no friend of mine or Bay County! Take your private planes and go elsewhere!

The people of Bay County deserve an opportunity for economical and ecological growth, they deserve the opportunity to join the other prosperous tourist destinations and we the residents and business owners welcome the opportunities!

Pier Park is getting a Borders!

Borders, Inc. will open a 23,276 square-foot store at the new Pier Park development in Panama City Beach, Fla. in April 2008. The store will be located at the intersection of Powell Adams Drive and U.S. Highway 98.

"This is a significant announcement for Pier Park," said Tim Kushner, vice president of development at Simon. "We're delighted that Borders has selected Pier Park for its first store in the trade area. Borders is a wonderful tenant and will be a great resource for the community."

FDOT and the district's 5-year plan

Panama City Beach tourism Plans for Next Year

Panama City Beach's Tourist Development Council has bigger plans and a new ordinance in store for next year.

Some changes are in store for the beach next year. Panama City Beach's Tourist Development Council (TDC) reached an agreement on spring break planning after cutting funding in half since last year. Next year's spring break will be primarily funded by area business sponsors.
Funding is also in place for a new sports program next year provided mainly by grants. The council unveiled plans for Panama City Beach's new minor league soccer team, the Panama City Pirates. Read the entire article by Jessica Chapin


Big Top coming to Frank Brown Park - Panama City Beach, Florida

A press conference will be held on Dec. 5, to announce the creation of Circus By the Sea, Florida’s newest big top spectacular! The conference will be at the Florida State Panama City auditorium at 11 a.m.

The Circus by the Sea Big Top will go up at Frank Brown Park in Panama City Beach, entertaining visitors and residents with a three-ring aerial and stage presentation, and seasonal circus camp where children ages 7 to 12 will learn to perform a wide variety of circus performance skills in addition to other fun activities.

Fourth annual Festival of Trees for the Rescue Mission

Barbara Day of Lynn Haven decorates a Christmas tree representing the AARP at the Festival of Trees in the Visual Arts Center of Northwest Florida in Panama City on Monday.

There are cheaper places to get a Christmas tree, but probably none as enriching. “It’s not so much about a bargain, it’s about something greater,” said the Rev. Billy Fox.

Panama City Real Estate and Jennifer Mackay

I was asked the other day by a new client (who loved my Panama City Fl Real Estate website by the way :) ) to add some additional personal information to my blog. So here it is...

I'm originally from New Jersey and moved to Califonia many years ago after meeting Jessie. Actually, I went for a visit with him in California and decided to stay (he hasn't been able to get rid of me since :) )!

While living in California, I became a NAUI Scuba Divemaster to assist Jessie (who was a NAUI Scuba Instructor Trainer) teaching Scuba classes. We traveled quite a bit to Mexico and the Caribbean for Scuba Diving and had a great time. At that time, Jessie was a successful Computer consultant and I was working as a manager for a Real Estate Escrow and title company.

We purchased our first home in West Covina, Ca which was our first major remodeling project (what a nightmare that was). After a few years of traveling, we began looking for a vacation home to purchase rather than spending a fortune on hotels during our vacations.

We actually had not considered Florida Real Estate at that time, and instead were looking for a nice cabin by a lake, hopefully in the mountains. We just happened to inquire about a lake front property in Panama City, Florida. The agent sent us some information and we flew out that weekend to take a look.

At first, we were not very impressed with the property, but the agent suggested we go to the beach, have dinner and think about it. We did just that and as soon as we saw the white sandy beaches and crytal blue waters of the Gulf of Mexico in Panama City Beach, we knew we found our vacation home!

The next day we made our offer which was accepted and we've bagan taking all our vacations to our new Lake front Panama City Florida home.

We rented it out in between vacations to recoup some of our investment, but overall we used it primarily for vacations. It was great... Canoeing on our semi-private lake, going to the beach for dinners at sunset, visiting the Ebro Greyhound Race track and the Breakaway Drag strip. We were having a blast.

Before long, my entire family began using our little slice of Panama City Florida paradise. We even had our first family reunion at the lake house.

Panama City Florida - The boom is kicking in....

I've been blogging about Panama City and the Real Estate market for some time now. I've been saying all along the time to buy is now. I've been posting about the new International Airport, the commercial projects currently underway and shopping centers like Pier Park.

Well, the boom is kicking in! Ebro located in Washington County is home to the Ebro Greyhound Park. While there currently aren't alot of commercial businesses located near or in Ebro, it is in very close proximity to the new International Airport.

So what does this have to do with the boom kicking in?

Simply this: The Ebro Greyhound Park currently is the largest employer in Ebro. However, that is due to change when the Lewis Bear Co. will be added to Ebro’s short list of local businesses! The company will be consolidating it's Panama City and Defuniak Springs facilities into a single distribution center due to be completed next year.

In addition: route 79, one of the main arteries leading to Panama City from Interstate 10 is due for widening into a 4 lane thorough fare.

Other signs of importance: A new financial Headquarters location is being constructed in Panama City on 23rd Street. While the area has many large businesses, few have moved their Corporate head quarters to the area. This is another sign the area is set for an incredible expansion boom.

The writing is on the wall! Act now while there are still affordable real estate opportunities available in Panama City, Bay County as well as the neighboring counties.

Panama City Real Estate - Landlord Bozo No No!

I read an interesting article about a Landlord Bozo No No in Panama City Florida the other day...

Disclaimer: I have no first hand experience as to the validity of this information.

It seems a landlord was having issues with a tenant who was late on rental payments. The landlord confronted the tenant and not being satisfied with the tenants response, the landlord told the tenant a video camera had been placed in the tenants unit and the landlord was in possession of compromising videos of the tenant.

The tenant, contacted the police and a 'sting' operation was setup where the tenant would exchange rental payment for the compromising video. As the exchange occured, the tenant handed over payment and the landlord in turn handed over a tape. The landlord was promptly arrested and charged with extortion! As it turned out, the tape was blank and no cameras had been installed in the tenants unit.

However...

This is very very big Bozo No No! Extortion is illegal and not the proper way to recover delinquent rental payments from tenants.

To excersize your legal rights as a landlord it is prudent to either allow a professional property management company to manage your rental properties or visit your local County Clerks office for information or a handbook (most county clerks have these handbooks for a small fee) on eviction procedures. You may also contact and enlist the aid of a qualified real estate attorney.

Disclaimer:
Procedures for eviction vary from state to state and by locality so make sure you verify the procedures with your county clerks office. The County Clerks office can not give you advice, but most have a handbook (usually incurs a small fee) that outlines the procedures very clearly!

I'm growing again...and not outward :)

I've added a new feature for my visitors convenience: Bay County Market Summaries.

Now, you can follow the progress of the Panama City Beach Florida real estate market month by month at your leisure.

The market summaries require Adobe Reader (there is a link on the page to get the free reader) to view. It's available for download as well as in-browser viewing.

Shortly, I'll be adding a new comment section for each page. Visitors will be able to post comments on articles, news, local happenings (restaurants, family entertainment) and other areas of interest.

Other news:

The TDC (Tourist Development Council) appears to be marketing to spring breakers again. I Personally, think this is a great idea.

Others may not see the benefit to this advertising, but I do.

Other tourist oriented cities market the spring breakers constantly, Fort Lauderdale, Miami etc. During the spring break season, those cities (as Panama City Beach has in the past) experience significant revenue increases which are generated by college students.

The local economy and businesses prosper well during the spring break season, as well as the Panama City Beach Florida real estate market.

As spring breakers graduate from college, get jobs they want to either settle down somewhere and/or purchase a second home, many choose to return to the areas that hold fond memories for them.

Why shouldn't it be Panama City Beach Florida? We have white sandy beaches, crystal blue gulf waters, lots of family entertainment and dining. What else could you ask for?

Economically, it has advantages both short term and long term. The coming years for Panama City Beach Florida are going to be quite ride. Get on board while you can!

Arificial Reefs, diving, fishing and Panama City Florida

I read an interesting article today in the news herald...

Danny Grizzard, director of Florida Aquatic and Marine Inc. and Mike Gomez co-owner of the Panama City Dive and Ski Center both voiced strong supports for the sinking of a decommissioned tug boat - Red Sea. The planned site is located about five miles off the St. Andrew Bay pass in 75 feet of water. Read the full article.

Panama City Beach Florida, has long been a popular diving and fishing destination. While the popularity of scuba diving in our area has diminshed in recent years, this news shows that the TDC (Tourist Development Council) and others are actively interested in maintaining Panama City Beach Florida as a premier resort and vacation destination.

These types of promotions and benefits to visitors represent an ongoing commitment to Panama City Beach Florida by the TDC and the community as a whole. This commitment will have long lasting effects on the Panama City Florida real estate market.

Providing more family entertainment venues and value, such as Pier Park, Local Diving and Fishing tournaments, Breakaway Drag strip, as well as many others increases not only the popularity of the area, but also strengthens our economy and real estate market.

Don't let the media scare you from purchasing property...


Nearly every day I turn on the news and find the depressing media reporting the terrible condition of the real estate market.

What they fail to report is the degree to, and which markets are experiencing these conditions.

Take Panama City Beach Florida for example...

We are a tourist and popular vacation home location. Our crystal blue waters, white sandy beaches and family friendly atmosphere has and continues to make us a popular area for purhcasing second and vacation homes.

People from all over the world, contact me to purchase real estate in my area. I continue to receive phone calls and emails from customers who realize prices will not remain as they are in the Panama City Florida Area for long!

Condo sales increased last month over the previous month and prices haven't been this affordable in years.

However, a word of caution to sellers. It is still a buyers market. If you've bought property at the height of property prices (2003-2005) and are planning on selling to make a huge profit, you may want to rethink your strategy. We are not in a real estate "flipping" market. I would advise you continue to rent out your properties for a few more months.

If however, you want to place your property on the market because you are relocating, upsizing or down sizing this may be a good time for you.

Look out world here comes, Panama City and Bay County Florida

And we're open for business...

There will no doubt be many many articles in the media over the next several days,
so I'll omit some of the political references and move right to the event.

The "Groundbreaking" ceremony of the New Panama City Florida International Airport
held today was very possibly the most momentous day in the history of Panama City, Florida, depending of course on your personal view of the airport.

Although Florida Governor, Charlie Crist was unable to attend the "Groundbreaking"
ceremony due to pressing issues in Washington, his recorded message : "Bay County is Open for Business" was heard loud and clear!

For me, it was an opportunity to be associated with a new begining.

The event saw attendees from all over Bay county. From Attorneys' and politicians to Business leaders and Pilots and of course myself and other local real estate agents.


It was promising to see the turn out so many worked so hard to fulfill.

Eric Draper - of The Audubon Society re-inforced the dedication to the preservation of wildlife and the environment. Mr. Draper brought additional celebrity with him -
Paige, a female bald eagle from the Florida Audubon Society’s Center for Birds of Prey. She was absolutely magnificent to behold!

The Panama City Florida International Airport will be the first airport constructed since 9/11.

The Panama City Florida International Airport will be the first 'green' airport of it's kind.

The Lack of protestors (I only saw 1 sole protestor) was very interesting as the nay sayers didn't seem to find the groundbreaking important enough to attend.

People, I can't say this any clearer than, it's time to buy, NOW.
