Panama City Real Estate Market Update

I'm please to bring you an additional Panama City Real Estate Market update.
Periodically, the FAR (Florida Associations of REALTORS® ) reports on the status of the Real Estate market statewide.

This latest update is as predicted, good news for Panama City, Florida...

With all the announcements lately for the Panama City, Florida area such as:

New store announcements for the Pier Park shopping complex
The go ahead word for the construction on the Panama City International Airport

is it any wonder, according to the Florida Association of REALTORS® that the Panama City real estate condo market showed a decrease of only 10 percent (81 existing condo units closed in Q4 2007 compared to 90 closings in Q4 2006) for the fourth best showing in the state!

In addition:

In sales of existing single-family homes, Q4 2007 shows a statewide decline of 31 percent (26,130 units closed in Q4 2007 compared to 37,879 in Q4 2006) while Panama City shows a net decrease of only 15 percent ( 269 units closed in Q4 2007 versus 315 units closed in 2006). This places Panama City in third best position statewide, only to Fort Walton Beach and Sarasota.

Existing single-family home and condominium prices in Panama City continue to see a market correction, with existing homes seeing a 4% reduction in Q4 2007 versus Q4 2006 and existing condos seeing a 17% reduction for the same period. Statewide sales figures continue to show that those areas embracing efforts to educate sellers about realistic expectations, while pointing toward a ‘buyers market’, remain least-affected by the current real estate market conditions.

Panama City International Airport on the move!

Another great day and big win for the Panama City area !

On Thursday, February 14th 2008 a U.S. District Court judge again denied the airport opponents’ attempts to halt construction at the new Panama City – Bay County International Airport!

Airport Authority Chairman Joe Tannehill said construction was proceeding unrestricted, in accordance with our permits, and on schedule. Read more here.

The new Panama City International airport is being built on a 4,000-acre site in northwestern Bay County on land that was donated by The St. Joe Company.

With construction again underway, the expected opening of the new airport in 2010 is back on schedule and the future is once again bright for our communities economy and prosperity!

As more and more investors find Panama City Real Estate to be an ideal real estate investment area, I am often asked if I also handle property management for my clients.

Some Background:
When I first entered the Panama City Real Estate market as an agent, one of my business focus’ was on property management. As my real estate sales business grew, I made the decision to place property management on hold until I was able to bring in a team to professionally manage that business department.

Panama City International Airport authorities fight back!

More news on the Panama City International Airport...

Authorities challenge the recent contruction halt granted by a federal court in New York city to a group of local general aviation pilots calling themselves the "Friends of PFN".

Authorities have filed a motion to lift an emergency stay granted to a group of local pilots who oppose the project. Read the full story.

These continuing lawsuits filed by this group will only add to the develoment costs of the new Panama City International Airport. Their continuing efforts to stop the progress of Panama City is not in the best interest of businesses and residents.

It's time they faced reality and stopped wasting tax payer dollars!

I fully support this move by the airport authorities and am very pleased to see their efforts increased in moving this project forward!

Panama City Real Estate - St. Joe Co. In the news again...

Interesting article from the Panama City News Herald. A few interesting items of note:

Better than average home sales in Panama City

33% Florida population growth

new Panama City international airport

A Fortune magazine article, posted on CNNMoney.com, listed St. Joe Co. as one of
its best investment bets in 2008.
The article cited the Jacksonville-based company’s vast Florida real estate holdings, with 710,000 total acres and 310,000 acres 10 miles or less from the coast, as well as what it said was a relatively undervalued stock price.
It also cited a projected 33-percent population increase in Florida by 2020, based on U.S. Census figures, as well as the development of Panama City’ new
airport and the area’s better-than-average home sales this year compared to the rest of the state.

As long as St. Joe and the international airport is in the news, the Panama City Metro area will continue it's upward movement.

Think I'll go buy some St. Joe Co. Stock!

Panama City Real Estate - So you want to invest in real estate...

I'll wager you've said to yourself at one point or another: "How do I get into Real Estate Investing." or "I wish I could invest in real estate, but it's too expensive." Well, let me assure you we all have to start somewhere.

Even the most successful, experienced investor had to start from the beginning. You are not alone!

A few ground rules...

First let's agree that unlike stocks or bonds investing, Panama City real estate investing is not considered a 'Liquid' investment. What this means is, you can not sell panama city real estate as quickly as you can sell stocks or bonds. Stocks or bonds can typically be traded very quickly through a stocks brokerage firm.

Panama City real estate however, requires skill, patience, a marketable product and technique to liquidate. Even when using a professional panama city real estate agent, it may take awhile to sell real estate investment property.

Realizing and understanding limitations of Panama City real estate will save you grief and money as you plan your investing investment strategy.

Knowing you can not simply 'Flip' (the process by which you can buy and sell real estate property very quickly) every Panama City real estate investment opportunity that comes along will assist you in making sound Panama City real estate investment decisions.

Which side is your gas tank on?

Tips, Tricks and other handy tidbits...

UPDATE:

It appears from the many emails and comments I've received about this "helpful hint" it is not so helpful after all!

Every once in awhile I get an interesting email from a friend. This little ditty came to me from a friend and I believe the orginator was: Frank Rispoli Sr. However, Frank is completely incorrect. Frank says...

"I have been driving for many years and you would think I would have noticed the little secret on my dashboard that was staring me right in the face the whole time. It's there in almost every vehicle I drive and I bet it's probably in your vehicle also and you never noticed it.

First, a quick question: Which side of your car is your gas tank on? If you are anything like me, you probably can't remember right away. The way I usually can tell is to uncomfortably stick my head out the window, strain my neck and look, either that or get out of the car and walk around it until I find it! If you don't do this in your own car you definitely have done it in a borrowed or rental car.

Well, ladies and gentlemen, I'm going to share with you a little secret so you will no longer look like an ostrich hanging out the window on your way to the gas station or put your neck at risk of discomfort or injury.

If you look at your gas gauge, you will see a small icon of a gas pump. The handle of the gas pump will extend out on either the left or right side of the pump. If your tank is on the left, the handle will be on the left. If your tank is on the right, the handle will be on the right (see photo).

It is that simple!

I don't know how you feel right now but when I found out this morning I felt cheated!

Why don't the car dealers share such important information with car buyers? I don't understand why this isn't in the driver's manual? I don't understand why any mechanic I have ever been too or know has even thought of mentioning this to me? The only possible explanation can be that all these people probably don't even know!

Go out and share the world's best kept auto secret with your friends as this information is way too important to be kept secret."

Update:

Several commenters as well as myself have confirmed that this is incorrect. The handle DOES NOT display which side of the car you fill your tank.

I guess I have to continue to strain my neck :(

Panama City Airport - HALTED!!!

It's a sad day in Bay County...

A federal judge in New York issued an order Thursday afternoon temporarily blocking construction of the new Panama City-Bay County International Airport, said an attorney representing a local pilot’s organization opposed to the project.

In my opinion, it's a shame that the selfish agendas of so few are able to stand in the way of progress for businesses and residents of an area that deserve economic growth and prosperity.

Panama City Florida, long known as a popular tourist destination, has been awaiting this airport for many years. This move by a federal court judge has the potential to eliminate the expected growth and economic opportunities the new International Airport promised for Bay County Florida.

If the organization known as Friends of PFN (the airports 3 letter FAA designation) a local pilot’s organization, are successful in blocking the construction of the new International Airport, Bay County and the surrounding area may very well see property values plummit, businesses deteriorate, tourism fall to nothing and the area fall into decay and disarray and has the potential to be devastating to the local economy!

It is my opinion, that the Friends of PFN are not friends of Bay County. By attempting to bring an end to the construction of the International Airport for their own self indulgent agendas for the area they have continuously demonstrated their lack of interest in the areas economic well being and future growth.

Claiming that expansion of the existing airport is a more lucrative project, the "Friends of PFN" have been against the movement of the new airport from the beginning.

I find it interesting that these so called "Friends of PFN" and their lawyers appealed to a federal judge in New York City, to further their attempts at stopping the areas ecomonic growth. How is it possible that a judge in New York who knows nothing about the economy, business interests or environmental impacts of the State of Florida can interject a decision at this late stage! Perhaps it is because every lawsuit and attempt by the so called Friends of PFN to stop the airport in Florida was unsuccessful!

The airport was due to begin construction TODAY!

The federal, state and local goverments having all researched the ecological and economical impact the new airport would have on the Bay County and surrounding area have previously given the approval and additional financial backing to move the project forward. But these so called "Friends of PFN" have continued attempts to block the airport at every milestone.

Enough is enough!

"Friends of PFN", you're no friend of mine or Bay County! Take your private planes and go elsewhere!

The people of Bay County deserve an opportunity for economical and ecological growth, they deserve the opportunity to join the other prosperous tourist destinations and we the residents and business owners welcome the opportunities!

Pier Park is getting a Borders!

Borders, Inc. will open a 23,276 square-foot store at the new Pier Park development in Panama City Beach, Fla. in April 2008. The store will be located at the intersection of Powell Adams Drive and U.S. Highway 98.

"This is a significant announcement for Pier Park," said Tim Kushner, vice president of development at Simon. "We're delighted that Borders has selected Pier Park for its first store in the trade area. Borders is a wonderful tenant and will be a great resource for the community."

Panama City Beach tourism Plans for Next Year

Panama City Beach's Tourist Development Council has bigger plans and a new ordinance in store for next year.

Some changes are in store for the beach next year. Panama City Beach's Tourist Development Council (TDC) reached an agreement on spring break planning after cutting funding in half since last year. Next year's spring break will be primarily funded by area business sponsors.
Funding is also in place for a new sports program next year provided mainly by grants. The council unveiled plans for Panama City Beach's new minor league soccer team, the Panama City Pirates. Read the entire article by Jessica Chapin

A press conference will be held on Dec. 5, to announce the creation of Circus By the Sea, Florida’s newest big top spectacular! The conference will be at the Florida State Panama City auditorium at 11 a.m.

The Circus by the Sea Big Top will go up at Frank Brown Park in Panama City Beach, entertaining visitors and residents with a three-ring aerial and stage presentation, and seasonal circus camp where children ages 7 to 12 will learn to perform a wide variety of circus performance skills in addition to other fun activities.

Fourth annual Festival of Trees for the Rescue Mission

Barbara Day of Lynn Haven decorates a Christmas tree representing the AARP at the Festival of Trees in the Visual Arts Center of Northwest Florida in Panama City on Monday.

There are cheaper places to get a Christmas tree, but probably none as enriching. “It’s not so much about a bargain, it’s about something greater,” said the Rev. Billy Fox.

I was asked the other day by a new client (who loved my Panama City Fl Real Estate website by the way :) ) to add some additional personal information to my blog. So here it is...

I'm originally from New Jersey and moved to Califonia many years ago after meeting Jessie. Actually, I went for a visit with him in California and decided to stay (he hasn't been able to get rid of me since :) )!

While living in California, I became a NAUI Scuba Divemaster to assist Jessie (who was a NAUI Scuba Instructor Trainer) teaching Scuba classes. We traveled quite a bit to Mexico and the Caribbean for Scuba Diving and had a great time. At that time, Jessie was a successful Computer consultant and I was working as a manager for a Real Estate Escrow and title company.

We purchased our first home in West Covina, Ca which was our first major remodeling project (what a nightmare that was). After a few years of traveling, we began looking for a vacation home to purchase rather than spending a fortune on hotels during our vacations.

We actually had not considered Florida Real Estate at that time, and instead were looking for a nice cabin by a lake, hopefully in the mountains. We just happened to inquire about a lake front property in Panama City, Florida. The agent sent us some information and we flew out that weekend to take a look.

At first, we were not very impressed with the property, but the agent suggested we go to the beach, have dinner and think about it. We did just that and as soon as we saw the white sandy beaches and crytal blue waters of the Gulf of Mexico in Panama City Beach, we knew we found our vacation home!

The next day we made our offer which was accepted and we've bagan taking all our vacations to our new Lake front Panama City Florida home.

We rented it out in between vacations to recoup some of our investment, but overall we used it primarily for vacations. It was great... Canoeing on our semi-private lake, going to the beach for dinners at sunset, visiting the Ebro Greyhound Race track and the Breakaway Drag strip. We were having a blast.

Before long, my entire family began using our little slice of Panama City Florida paradise. We even had our first family reunion at the lake house.

Panama City Florida - The boom is kicking in....

I've been blogging about Panama City and the Real Estate market for some time now. I've been saying all along the time to buy is now. I've been posting about the new International Airport, the commercial projects currently underway and shopping centers like Pier Park.

Well, the boom is kicking in! Ebro located in Washington County is home to the Ebro Greyhound Park. While there currently aren't alot of commercial businesses located near or in Ebro, it is in very close proximity to the new International Airport.

So what does this have to do with the boom kicking in?

Simply this: The Ebro Greyhound Park currently is the largest employer in Ebro. However, that is due to change when the Lewis Bear Co. will be added to Ebro’s short list of local businesses! The company will be consolidating it's Panama City and Defuniak Springs facilities into a single distribution center due to be completed next year.

In addition: route 79, one of the main arteries leading to Panama City from Interstate 10 is due for widening into a 4 lane thorough fare.

Other signs of importance: A new financial Headquarters location is being constructed in Panama City on 23rd Street. While the area has many large businesses, few have moved their Corporate head quarters to the area. This is another sign the area is set for an incredible expansion boom.

The writing is on the wall! Act now while there are still affordable real estate opportunities available in Panama City, Bay County as well as the neighboring counties.

Panama City Real Estate - Landlord Bozo No No!

I read an interesting article about a Landlord Bozo No No in Panama City Florida the other day...

Disclaimer: I have no first hand experience as to the validity of this information.

It seems a landlord was having issues with a tenant who was late on rental payments. The landlord confronted the tenant and not being satisfied with the tenants response, the landlord told the tenant a video camera had been placed in the tenants unit and the landlord was in possession of compromising videos of the tenant.

The tenant, contacted the police and a 'sting' operation was setup where the tenant would exchange rental payment for the compromising video. As the exchange occured, the tenant handed over payment and the landlord in turn handed over a tape. The landlord was promptly arrested and charged with extortion! As it turned out, the tape was blank and no cameras had been installed in the tenants unit.

However...

This is very very big Bozo No No! Extortion is illegal and not the proper way to recover delinquent rental payments from tenants.

To excersize your legal rights as a landlord it is prudent to either allow a professional property management company to manage your rental properties or visit your local County Clerks office for information or a handbook (most county clerks have these handbooks for a small fee) on eviction procedures. You may also contact and enlist the aid of a qualified real estate attorney.

Disclaimer:
Procedures for eviction vary from state to state and by locality so make sure you verify the procedures with your county clerks office. The County Clerks office can not give you advice, but most have a handbook (usually incurs a small fee) that outlines the procedures very clearly!

The Panama City Florida Real Estate market has and continues to perform well for those investors interested in rental properties. Both the Panama City Florida residential and commercial real estate markets perform well.

Shortly, I'll be adding a new comment section for each page. Visitors will be able to post comments on articles, news, local happenings (restaurants, family entertainment) and other areas of interest.

Other news:

The TDC (Tourist Development Council) appears to be marketing to spring breakers again. I Personally, think this is a great idea.

Others may not see the benefit to this advertising, but I do.

Other tourist oriented cities market the spring breakers constantly, Fort Lauderdale, Miami etc. During the spring break season, those cities (as Panama City Beach has in the past) experience significant revenue increases which are generated by college students.

The local economy and businesses prosper well during the spring break season, as well as the Panama City Beach Florida real estate market.

As spring breakers graduate from college, get jobs they want to either settle down somewhere and/or purchase a second home, many choose to return to the areas that hold fond memories for them.

Why shouldn't it be Panama City Beach Florida? We have white sandy beaches, crystal blue gulf waters, lots of family entertainment and dining. What else could you ask for?

Economically, it has advantages both short term and long term. The coming years for Panama City Beach Florida are going to be quite ride. Get on board while you can!

Arificial Reefs, diving, fishing and Panama City Florida

I read an interesting article today in the news herald...

Danny Grizzard, director of Florida Aquatic and Marine Inc. and Mike Gomez co-owner of the Panama City Dive and Ski Center both voiced strong supports for the sinking of a decommissioned tug boat - Red Sea. The planned site is located about five miles off the St. Andrew Bay pass in 75 feet of water. Read the full article.

Panama City Beach Florida, has long been a popular diving and fishing destination. While the popularity of scuba diving in our area has diminshed in recent years, this news shows that the TDC (Tourist Development Council) and others are actively interested in maintaining Panama City Beach Florida as a premier resort and vacation destination.

These types of promotions and benefits to visitors represent an ongoing commitment to Panama City Beach Florida by the TDC and the community as a whole. This commitment will have long lasting effects on the Panama City Florida real estate market.

Don't let the media scare you from purchasing property...

Nearly every day I turn on the news and find the depressing media reporting the terrible condition of the real estate market.

What they fail to report is the degree to, and which markets are experiencing these conditions.

Take Panama City Beach Florida for example...

We are a tourist and popular vacation home location. Our crystal blue waters, white sandy beaches and family friendly atmosphere has and continues to make us a popular area for purhcasing second and vacation homes.

People from all over the world, contact me to purchase real estate in my area. I continue to receive phone calls and emails from customers who realize prices will not remain as they are in the Panama City Florida Area for long!

Condo sales increased last month over the previous month and prices haven't been this affordable in years.

However, a word of caution to sellers. It is still a buyers market. If you've bought property at the height of property prices (2003-2005) and are planning on selling to make a huge profit, you may want to rethink your strategy. We are not in a real estate "flipping" market. I would advise you continue to rent out your properties for a few more months.

If however, you want to place your property on the market because you are relocating, upsizing or down sizing this may be a good time for you.

And we're open for business...

There will no doubt be many many articles in the media over the next several days,
so I'll omit some of the political references and move right to the event.

The "Groundbreaking" ceremony of the New Panama City Florida International Airport
held today was very possibly the most momentous day in the history of Panama City, Florida, depending of course on your personal view of the airport.

Although Florida Governor, Charlie Crist was unable to attend the "Groundbreaking"
ceremony due to pressing issues in Washington, his recorded message : "Bay County is Open for Business" was heard loud and clear!

For me, it was an opportunity to be associated with a new begining.

The event saw attendees from all over Bay county. From Attorneys' and politicians to Business leaders and Pilots and of course myself and other local real estate agents.

It was promising to see the turn out so many worked so hard to fulfill.

I've included a few pictures of the event and have items of note:

Eric Draper - of The Audubon Society re-inforced the dedication to the preservation of wildlife and the environment. Mr. Draper brought additional celebrity with him -
Paige, a female bald eagle from the Florida Audubon Society’s Center for Birds of Prey. She was absolutely magnificent to behold!

The Panama City Florida International Airport will be the first airport constructed since 9/11.

The Panama City Florida International Airport will be the first 'green' airport of it's kind.

The Lack of protestors (I only saw 1 sole protestor) was very interesting as the nay sayers didn't seem to find the groundbreaking important enough to attend.

People, I can't say this any clearer than, it's time to buy, NOW.

Customer Service – Part 2: Business and Customer Service on the Internet

As the internet and computers become more common place in our daily lives, we find ourselves with less and less interaction on many levels. Example: The item I bought for $23.50 at the store I'd never been in, I now buy on the internet and pay the shipping costs rather than subject myself to the level of 'customer service' that store provides. At the same time, the items I purchased at the store with the friendly, helpful employee I continue to purchase at that store. Can I buy those items online? Sure I can, but I choose to do business with a helpful, courteous establishment that still WANTS me to be a satisfied customer.

The internet however, doesn't offer people interaction unless you are presented with an issue that a real person must intervene on your behalf. You can't get a smile or "Hi, can I help you" from a website. The level of customer service received is really based on whether that company provides me with timely delivery, valuable services and attention to my needs if a problem arises. But it is still customer service. If they deliver my goods unharmed, continue to provide me valuable services and assist me if I have issue I will continue to do business with them.

Case in point... Recently, a service I was receiving from an internet based company I do business with has been removed. It has been replaced with a service I don't feel I can rely on and directly affects my business! A task I could accomplish before at my leisure, I now have to rely on someone at the company to perform. I've contacted the company and asked them to restore this service and was told the service is no longer available and should never have been implemented. That’s interesting… A service which a customer finds of value and uses religiously should not have been implemented. Ok, then  can you say “insert loud scream here”?

To quote a well known business statute: "Increasing competition is forcing businesses to pay much more attention to satisfying customers, including by providing strong customer service."

In my business, I offer the same level of customer service to every one of my clients and customers no matter what type of or how costly a property they are purchasing. I do my best to make sure that every interaction with my customer and every transaction I do on their behalf is a rewarding experience for them. If an issue arises I promptly attend to it and do my best to resolve it to my customers’ level of satisfaction.

Why? Because in the end, I want them to be satisfied, returning customers. I want their business, not just their immediate business, but their future business. I want them to know they are #1 and I will attend to their matters promptly and professionally. I want them to confidently refer me to friends and family knowing that I will treat their referrals with the same level of professionalism they received. It is this attitude and attention to customer service that is recognizing me as a leader in Panama City Fl Real Estate.

Services I offer are based not only on what I want to provide, but also the value of that service to the customer. I agree that as time progresses business’ must change to meet new demands, but removing a service without providing a viable alternative it not good customer service.

We hope everyone had a healthy, safe and happy holiday season.

With 2006 behind, we begin this month with a look toward the 2007 Panama City FL Real Estate market with anticipation for our buyers, sellers and investors!

A few noteworthy announcements:

The St. Joe company has recently decided to build a 4000 acre Industrial park off Highway 231 and Route 20! This area is near the Bay County and Calhoun County borders. Yes, we do have some land available near there, both Commercial and Residential as well as an Outlaw Drag Strip for sale which is over 80 acres! Contact us about anything of these or other opportunities currently in available in this and other areas of Panama City, FL.

Also, we are preparing for the final announcement on the new International Airport which is expected before the end of the month.

So, what do we believe 2007 holds for the Panama City FL Real Estate Market?

To begin with, we are seeing alot of movement again in the Condo Market as well as investor movement in Single Family homes (DSF) and Attached Single Family Homes (ASF).

In addition, the Commercial market is still going strong. There are many construction projects still ongoing such as Pier Park, A warehouse distribution project currently under construction on Highway 231, numerous Affordable Housing projects in many areas such as Callaway, Parker and the Beach.

This movement so early in the year gives us a positive outlook on the coming year. Interest rates are holding steady, and new loan applications are once again on the rise according to many resources in the lending industry. This tells us that consumer confidence in Real Estate is peaking once again.

Leases and Commercial Sales

Well this past month has been very busy, which is a good thing :)

As we talked about in our last posting, since the announcements we have been very busy on the commercial and investor side.

Leases are doing very well for businesses looking to upgrade as well as new businesses about to open. Jessie handles these clients and so far everyone is pleased with the options he is able to negotiate.

There are plenty of new investors in town these days and it's certainly a welcome site. From new investors to seasoned pro's with our help many are beginning to realize what we've been saying for quite a while: Panama City Florida Real Estate is a very good opportunity to invest in real estate. We typically experience very high appreciation rates and CNNMoody's agrees!

The prices in our area have stabilized quite nicely and with interest rates holding steady it's a great time to buy that second home for vacation and rental possibilities.

Not that w're complaining mind you, we've just been a bit busy and unable to post to the blog as often as we'd like. But rest assured we will keep you updated as often as we can.

So, now that you know about the airport, how about a little more information on Commercial Real Estate in Panama City, Florida!

Since the FAA's announcement, commercial real estate interest has picked up considerably. Everyone is looking to get in on the boom before it hits. Unfortunately, they all want land right next to the airport and the boom is hitting right now!

Sorry to say, that land around the new airport has been owned by the St. Joe Company for years. There are very few parcels available near the new airport. There are 2 that I know of however, and are a very good price. If you're interested, give me a call or email me and I'll send you information!

So, instead of land, how about a new business or land investments in one of the main business corridors? Those are always good investments. Interest in these areas is on the rise and good deals can be found if we search together.

Overall, the real estate market in Panama City, Florida is alive and well. While the residential and condo markets are not what they have been in the past, there are still deals to be found.

The New Panama City Airport and what it means...

The news is spreading - The Panama City - Bay County Florida Area has passed another hurdle to gaining a new airport, FAA approval.

Instead of discussing whether or not a new airport is needed or discussing the environmental impacts, let's discuss something else...The Economy of having a new International Airport.

The Panama City, Florida area has historically been a tourist oriented area. The typical industry within the area has focused primarily on the tourist trade, from small family owned service oriented businesses to the Corporate Condominium builders and everything in between.

It is my opinion however, that the current state of the economy is in need of a shift. We can no longer afford to be a small town community relying solely on the tourist trade for prosperity. It is time we grow, and it is time we seek investors and businesses to help our community realize its full potential.

I call on our elected officials, city councils and politicians to help, aid and direct us in our search for growth by offering incentives to entice major business entities into our area. Whether the incentives be land grants or tax incentives, it is time to stop thinking about 'remaining a small town' and think about becoming a major business oriented market place.

With big business comes new jobs, higher pay and improved social and economic development. Not only with increased taxes but also with increased family income higher paying jobs bring with them as well as the residual income family's will have to spend within the community.

When corporate and big businesses such as manufacturing, high tech firms and corporate headquarters arrive, they bring with them higher paying jobs which directly influences the community. Higher paying jobs means more money to spend on incidentals, more money means affordable housing. It's a win win situation for everyone.

Local family owned businesses will prosper, our infrastructure is able to grow and support the business growth with revenue from taxes, our college graduates will begin to look for a future right here in our community as opposed to moving to other areas where high paying employment exists. Our schools and education system is able to prosper when there are more funds available to support them.

The writing is on the wall and it's time for us as a community to embrace the change. It's time to focus on our social and economic future and welcome the growth with open arms. We can no longer afford to be just a tourist oriented community.

As a Keller Williams Commercial Real Estate professional, it is my duty to help the community by soliciting big business and corporations to show them the value of bringing their entities to our area. I call on the city councils to help me do this by providing the incentives needed to bring major corporations and big business to our area.

We have a great community in Bay County Florida with friendly people ready and willing to work. We have colleges that are producing graduates that can help make our area grow and prosper. I hope you have been enjoyed reading my blog. To date, we've covered Buying a Home and Selling a home. What I thought I'd do now is offer information on how to help you start building for your retirement.

Purchasing the right Investment Real Estate, I believe is one of the best things you can do for your retirement. With that said, I'm going to hand the pen over to my partner: Jessie Cochran. An interesting Occurance...

Something you may find of interest occured to Jessie the other day. In case you are not familiar with Jessie, he is a member of my team, he specializes in residential, commercial and industrial investments, my webmaster and my husband :)

He had been working with a couple who were interested in purchasing a new home. They were a military family, and wanted to go through VA (Veterins Administration) to purchase. Jessie introduced them to several local lending institutions whom we have worked with in the past, including Century 21 Mortgage who provided Jessie with a pre-approval letter. All the lenders Jessie introduced the couple to were willing to assist them with financing, but as it turned out they chose an out-of-state lender from the internet instead.

Jessie found a home that met their criteria perfectly, and they seemed to love it! They made an offer, Jessie wrote the contract and submitted it to the selling agent and it was accepted. Jessie then advised them to get a home inspection, home owners insurance, and get started with the financing right away.

As the days passed, the couple went from one lender to the next, never being happy with estimates they were given or the service they said they were given. Finally they chose one lender. The lender ordered the appraisal and the couple paid for the appraisal POC (Paid Outside Closing).

During the next few weeks, Jessie had been in contact with all concerned parties to make sure everything went well and there was nothing anyone needed for closing. The day before closing the event happened...

The lender contacted the title company and stopped the closing! The title company called Jessie but he hadn't a clue as to why it would be stopped. He had spoken with the lender the previous day and all was in order.

Jessie tried to contact the lender all day and finally was able to get through. It seems the couples VA status was turned down by VA! That's odd in itself, so he asked for more information. It seems, the husband had changed jobs 2 days before closing and therefore was considered 'in training' which is not allowed for VA funding.

While speaking with the couple, they said 'no one told us'. This is interesting because in the very beginning Jessie consulted them about NOT making any changes to their financial status during this time.

So, the deal fell apart, and no one was happy! The seller wants to keep the Earnest Money Deposit, the buyer's would like it back. The buyers have had the worst possible experience with something that should have been the happiest experience of their lives!

Interesting huh? What would you do in this situation? Who would you side with?

A side note here:

The out-of-state lender was at no time willing to work directly with Jessie. This posed a problem as the information was always third hand. He had to get the couple to speak with the lender and they had to report back to him on what was said. This is not how things should be done. The couple should only have to give the lender permission to discuss their loan with him to resolve this problem.

So a few words of suggestion:
When working with a lender, it is best to use a local lender or one you have used in the past. Local lenders know the market place and how to get things done on time. If you choose a lender you work with, all the better as they are familiar with your financial stability.

Whenever possible, always include your Real Estate Agent as the primary contact for dealing with lenders and title companies. That's what we're here for! We're here to make your real estate experience as stress free as possbile and perhaps one of the happiest experiences of your life.

Step 5: Making the Deal

Well we've gone through the preliminaries now it's time to make the deal.

A buyer has made an offer - now it is time to negotiate. Rely on me, your real estate professional to guide you through this process. I will help you arrive at an acceptable price, terms and conditions. Once you have accepted an offer, help keep the deal together by meeting deadlines and criteria, including home inspections, appropriate buyer visits, scheduled deposits and other steps.

In fact, during this period there may be a renegotiation of the accepted offer price depending on the outcomes of these visits. As the closing nears, you may also need to perform repairs or do additional work to the house as agreed upon in your contract. In addition, you will need to have the house "broom clean" prior to the closing so that the buyer can complete a final walk through.

When you finally arrive at the closing table, come prepared with the appropriate certificates and approvals as required by your town, county and state. Ask the appropriate agency or get a list of what you need from me, your REALTOR®. Once the money has exchanged hands and all the papers signed it's time to hand over the keys and concentrate on your next big project - getting YOUR new home in order.

Step 4: Protecting Yourself

Ok, so we've talked about getting your home ready to show with tips, and protecting you from costly repairs. We've also talked about setting the price correctly for a quick sale.

Let's take a minute to speak about safety:

In some cases, a home sale can also be an invitation for danger.

Here are some things as your Century 21 Professional, I will do to make the process safer:

• I will always qualify the potential >buyer before showing your home
• I will always get pre-approval letters
• I will always verify potential buyers identification
• I will always give you as much lead time as possible before showing your home

Here are some things you can do to make the process safer:

• Lock up and hide collectibles and valuables
• Remember "For Sale" signs bring in buyers. Do not allow your children to open doors to strangers.
• If you have pets, make sure they are controlled
• Remove any dangerous items such as lawn tools in the yard, bikes and skates etc.
• Talk to me, your CENTURY 21 Sales Professional about additional safety tips to help protect you and your family.

Remember, we are selling your house together. Your committment to the sale is very important to allow me to do the best I can for you my customer.

Step 3: Showtime

Now it's time to get your home ready for the spotlight. Start with a good cleaning, then eliminate any clutter, add a fresh coat of paint and tidy up the yard. Talk to me, your real estate professional about other tips that can help boost a home's curb appeal and impress potential buyers once they're in the door. One way to make a home more attractive is to purchase a Home Protection Plan. This insurance protects you, the seller, from paying repair or replacement costs of major items during the listing period. It also protects the buyer during their first year of homeownership.

In addition, make sure you are aware of all the federal, state, and local disclosure laws. This information can be obtained by the specific local and federal government agencies or directly from me.

Step 2: Setting the Price

Ok, now we have established that we need a marketing plan. Let's talk price!

A key part of the marketing plan is setting the list price. If a home is priced too low, it may cost you money. If a home is priced too high, potential buyers may be scared away. To determine the best asking price review the cost of recently sold homes, evaluate the competition and study marketplace trends. As a CENTURY 21 Sales Associates I am trained to use this information to help you reach the right asking price. We will also discuss other terms and conditions, such as timing and items that can be included with the sale of the home. Both of these can make your home more attractive to potential buyers.

Make no mistake about this topic, the selling price will either help you sell your home quickly, or it will cause the home to sit on the market for an extended period of time. The longer a property sits on the market, the more money it costs you the seller in Insurance and mortgage payments.

Perhaps you have already found a new home and are making two mortgage payments, the expenses will get very costly if the home is not priced correctly.

We will be focusing on sellers for the next few posts. I hope these posts are providing you with valuable information and giving you what you need to make informed decisions regarding your Real Estate purchases and sales.

Create a marketing plan for your home that will help distinguish it in your local marketplace and attract buyers to your property. This may include advertising in the newspaper, posting your listing on the Internet, holding an open house and more. As a CENTURY 21 Sales Professional, I often use the CENTURY 21 Customized Marketing System to create a personalized selling program for my clients. Its purpose is to sell a home at the best price possible in the shortest amount of time.

Sellers, it is imperative when working with a Real Estate Agent that you heed their advice. We are after all the experts. We continually educate ourselves to maintain current knowledge about the laws and markets in which we work.

In our next post, we will be discussing price. This is perhaps the most misunderstood and often compromised topic about selling a home that sellers face.

Step 5: Inspection & Insurance

Previously, we talked about making the offer and I've given you some Real Estate Terms to help you. So, the offer has been accepted and now it's time to inspect the property and obtain home owners insurance.

After your offer is accepted you will need to set up, coordinate and interpret various inspections, including insect, radon, building quality, oil tank, title, etc. You will also need to arrange for homeowners insurance and finalize the mortgage.

This is a major step in the buying process and there are many potential problems that can be discovered during this period. These include a leaky roof, radon gas, termite damage, a foundation problem, and wall cracks, to name a few. These problems happen all the time. The difference between closing on your dream home and starting the process all over again is what occurs during the negotiations between you and the seller.

As your CENTURY 21® Real Estate Professional and a Realtor® (member of the National Association of Realtors), I can help make these discussions go more smoothly. In most states you will also have the option of a "walk through" before the closing. This is your last chance to make sure that all of the items that you have agreed upon were completed to your satisfaction. Real Estate Terms

The following are some common real estate terms used by buyers, sellers, brokers, real estate agents, bankers, and other professionals involved in the real estate transaction process. Disclosure laws:
State and federal regulations which require sellers to disclose such conditions as whether a house is located in a flood plain or whether there are known defects in or affecting the property.

Earnest Money Deposit:
EMD, A portion of a down payment given to the seller by a potential buyer indicating the buyer’s intent to complete the purchase of the property.

Easement:
A right to use the land of another.

Encroachment:
A condition that limits the interest in a title to property such as a mortgage, deed restrictions, easements, unpaid taxes, etc.

Equity:
The value of real estate over and above the liens against it. It is obtained by subtracting the total liens from the value.

Equity mortgage:
A mortgage based on the borrowers’ equity in their home rather than on their credit worthiness.

Escrow:
The placement of money or documents with a third party for safekeeping pending the fulfillment or performance of a specified act or condition.

Federal Housing Administration (FHA):
An agency within the Department of Housing and Urban Development (HUD) that administers loan guarantee programs and loan insurance programs to make more housing available.

Step 4. Making an Offer

Once you find the home you want, you need to make an offer for the house. Typically this is a very difficult and trying time since both parties have totally different goals. In most cases it is better to have a third party, such as a real estate professional, negotiate the offer. If you have any personal interaction with the homeowner, don't give out any information about your move, your current housing status, financial status or your feelings about their property - positive or negative. This could hurt you in future negotiations.

This might also be a good time to consider purchasing a home protection plan. These insurance policies can be purchased by the buyer or seller and help protect against unexpected costs or home repairs during the listing period or in the initial years after a home has been purchased.

Step 3: Shopping For Homes

Previously we discussed: Knowing what you want & Figuring out what you can afford. Now we can start shopping for homes.

Once you know what community you'd like to live in and have an idea of how much house you can afford, its time to start checking out actual properties. Beginning this search online can help save you time since it can help you target homes that meet your search criteria. A home notifier can even email you when properties come on the market that meet your search criteria. If you are considering a home in Bay County or Panama City, you can search for homes on my web site.

Next, begin visiting homes in person. Ask your local real estate professional to arrange visits and attend open houses that are in your target area and price range. When comparing homes, make sure to look at all aspects of the property. Is the property tax approximately the same? Are both the houses renovated? Do they both have the same amount of bedrooms and bathrooms? Are both houses located on the same or similar streets? Does either house have any encumbrances?

Remember to keep an open mind when you are looking at homes. Use a virtual home planner to help you imagine what the house could become with you as the owner.

Of most importance when buying a home is to define what you want, so let's begin shall we!

Step 1: Defining What You Want

Start by creating a prioritized list of features you want in your next home and the reasons why. Use it as your search guide, but remember that depending on your funding, you will probably need to make some compromises. In addition, talk to your real estate professional, ME :) about where you want to live. Location is a huge part of any move. I am trained to help my clients narrow down their choices by sharing market trends and local information like neighborhood statistics and community information.

Step 2: Figuring Out What You Can Afford

Now that you know what you want, it's time to see what you can afford. You can start by crunching the numbers yourself using our selection of calculators.
When you're ready to move to the next step, you can get pre-approved for a mortgage. This process can often be performed in under an hour and it accomplishes two important goals. First, it will tell you how much house you can afford and what your monthly payments would be. Second, it tells the seller that you can afford to buy their home.
By definition, a pre-approved buyer has an approved mortgage subject to an appraisal of the property. Many times a buyer can use this pre-approved status as leverage during the negotiation process.
